The Challenge


Our clients needed to sell two Brooklyn properties—a co-op and a condo—to purchase a Manhattan condo within a 1031 exchange timeline. Coordinating both closings and securing the right replacement required precise timing.

Strategy

We launched the co-op first knowing it would take longer to close, then listed the condo after accepting an offer. We aligned both buyers’ timelines and conducted ROI analyses across Manhattan We found a condo that could serve as both an income-producing asset and, one day, their forever home. We negotiated a sales-contingent contract at an excellent price.
